Up for lease are 129 pristine acres in Chester County. This property is the heart and soul of the entire block of timber that it intersects from north to south. I was very impressed with how huge this lease lays due to its shape and the incredible topography that it possesses. There are several very advantageous topographical features on the property that funnel deer movement. There are also incredible topographical features on the surrounding properties that funnel deer through this tract. This tract is absolutely key and will give you the opportunity to harvest any deer that comes through this area during the rut.
This tract had a portion of mixed timber on the north side thinned in Jan of 2018 and the forb regrowth has been fantastic. The habitat has been greatly aided by the boom of sunlight to the forest floor. I jumped three nice velvet bucks that were bedded right on the south edge of the thinned timber. The timber then falls off into a big hardwood watershed leading to a beautiful creek bottom. A very sneaky and well established trail system meanders throughout the entire tract and makes access easy.
This tract was hunted by bow only for 5 years, with only children allowed to shoot a deer with a rifle on occasion. It then sat un-hunted for the 2018 hunting season. To say that this lease will be a fantastic place to set up shop for the long term is a huge understatement. Deer and turkey numbers are good here and this tract has the earmarks of a tract that someone wont be letting go any time soon.
